Selling to a Cash Buyer

If you have already agreed to sell to a cash buying company and are concerned that the sale is not going as advertised, or have been subjected to a list minute price drop by the cash buying company you are dealing with you are not alone. We speak to sellers on a daily basis that have questions and concerns on the situation they are in. We wanted to point out how smoothly the process should run, the red flags to watch out for and the stages you should expect.

The time needed to complete a sale with a cash buyer in the UK varies based on how ready both parties are and how quickly legal work is processed. While cash removes mortgage delays, it does not remove the need for conveyancing, searches, and legal checks. The three common scenarios below show the likely range of completion times:

ScenarioTimeframeNotes
Fast-track7–14 daysRequires all documents ready, rapid legal work, and immediate funds transfer. Often used in auction or urgent sales.
Average4–8 weeksAllows for searches, contract drafting, and enquiries. Most private cash sales fall here.
Delayed8–12+ weeksCaused by title disputes, missing documents, or slow solicitor responses.

Selling your home should be a straightforward process, especially when you’ve agreed a sale to a cash buyer. In reality, not all buyers move as quickly as they promise. Some may have genuine delays, but others might be stalling on purpose – often for reasons that don’t work in your favour.

Knowing what to expect in the weeks after you’ve agreed to sell can help you spot warning signs early. From slow survey bookings to repeated excuses for pushing back completion, delays can indicate that your buyer isn’t as committed as they first appeared.

Below is a week-by-week guide to help you track progress, recognise when something isn’t right, and understand the possible reasons behind it – so you can take action before it’s too late.

One week after you agree to the purchase

The clock is ticking and you should be all packed and ready to get moving.

If you aren’t ready then here are a few telltale signs that your buyer is stalling your sale.

At this stage these are the things you need to be aware of:

Solicitors – Have your solicitors been instructed? If not, why not?

Survey – After the first week your property cash buyer should have instructed your survey. This will show their commitment to your sale.

A word of warning to keep in mind.

Property Photos – Have you been told a photographer will be round to take photos or asked to submit you own photos? If so, this is a sign that you may not have sold to a genuine cash buyer.

Two weeks after you agree to the purchase

How is your property sale going so far?

It’s coming into week two and by now your survey should have been done and you should be looking forward to getting the results. If your survey hasn’t been booked then your buyer could be trying to purposely delay the process.

Why do buyers delay the process?

Are the company actually buying it – Many companies claim to be cash buyers, but actually they are not. They agree on a price with you and then try to resell the property to an investor. This will mean that the buyer will have to arrange finance and this will take some time.

So if they haven’t booked a survey it could be because they are waiting for their buyer to arrange finance, typically these sales take 7-8 weeks.

For example, go online and keep and eye on Rightmove and Zoopla. If your property is listed then this is a telltale sign that your ‘buyer’ is trying to sell your property.

Stall Tactics –  Some companies may try and drag the process out longer than promised.

Why do they do this? In most circumstances, it’s because they may be trying to get the property at a cheaper price.

Three weeks after you agree to the purchase

How is your property sale going so far?

The clock is ticking and you should be all packed and ready to get moving.

If you aren’t ready then here are a few telltale signs that your buyer is stalling your sale.

Just to recap on the passed few weeks?

Your Property Survey – Is your buyer stalling booking in your survey? This is a common tactic to either find you a buyer to take their place or to drag out the process to reduce their offer.

Completion Date – By now your completion date should be set in stone. If your buyer is not committing to setting a date then they may be having second thoughts on your house.

Four weeks after you agree to the purchase

By now you should have completed the sale and be moving on to writing the next chapter.

Commonly, buyers don’t do as promised both on the open market and also when selling through a quick sale company. So if your property hasn’t been completed then you’re not alone and you still have options.

So if your survey hasn’t been done, you haven’t been given a completion date and you have lost all faith in your current buyer then we are still here and we can complete your sale for you.
